• Perfect Tenant Plan: Focused on finding the ideal tenant through a rigorous selection process 
• All-in-one Plan: Our most complete plan, covering everything from maintenance and repairs to default insurance for unpaid rent, property damage, and legal costs in case of eviction. 
• Guaranteed Payment Plan: Offers protection against missed payments, property damage coverage, and legal support. 
• Comfort Plan: Manages the rental after contract signing, including repairs and maintenance.

Vivara handles the entire contract process to ensure a safe and hassle-free rnetal experience. We draft a lease agreement in compliance with current regulations and manage tje digital signature, making the poress quick and secure. We also take care of the security deposit registration with the relevant authorty and handle the change of ownership for utilities, so the landlord doesn't need to worry aout any paparowrl

Under the Guaranteed Rent and All-in-one plans, Vivara also manages rent collection and provides coverage against non-payment, ensuring landlords receive their rental income without interruptions.

In the Guaranteed Rent and All-in-one plans, rent is guaranteed through a rent guarantee insurance that covers 12, 18, or 24 months of missed payments. Additionally, if an eviction is necessary, Vivara handles the entire legal process, including court costs and property recovery.

Vivara manges long-term rental contracts (primary residence) and mid-term leases. Long-term rentals are intended for tents seeking a permanet redince and are governed by Spain's Urbam Lease Act (Ley de Arrendamientos Urbanos). Mid-term contracts, on the other hand, are designed for tenants who need housing for a specific period, such as work relocations or study stays, with a maximum duration agreed upon by both parties.

No, coverage is immediate from the moment the insurance is activated, so in the event of non-payment, the landlord is protected from the very first month.

Service costs vary by plan: 

• Perfect Tenant Plan: One’s monthly rent. Financing available. 
• All-in-one Plan: 8% of monthly rent (includes 12-month default insurance). 
• Guaranteed Payment Plan: 5% for 12 months of coverage, 6% for 18 months, and 6.5% for 24 months. 
• Comfort Plan: 5% of the monthly rent.
