We also handle the deposit of the security bond with the appropriate authority and take care of the change of utility ownership—so the landlord doesn't have to.
In the All-in-one and Guaranteed Rent plans, Vivara also manages rent collection and provides rent default coverage, ensuring landlords receive their payments without interruptions.
What happens when the lease ends?
When the lease ends, Vivara coordinates the entire move-out process to ensure a smooth transition. We carry out a final inspection of the property to assess its condition, manage the return of the security deposit, and make sure the home is ready for the next rental.
If the landlord wishes to rent the property again, we can immediately relaunch the marketing process, minimizing vacancy time and ensuring continuous occupancy.
How is the security deposit returned?
The security deposit is returned after a final inspection of the property. If the home is in good condition and there are no outstanding payments, we process a full refund to the tenant. In case of damage or unpaid rent, the corresponding amount is deducted before the return. This process is carried out transparently and in compliance with current regulations, safeguarding the rights of both the landlord and the tenant.
