How much does it cost to hire Vivara’s services?

Service costs vary by plan: 

  • Perfect Tenant Plan: One’s monthly rent. Financing available. 
  • All-in-one Plan: 8% of monthly rent (includes 12-month default insurance). 
  • Guaranteed Payment Plan: 5% for 12 months of coverage, 6% for 18 months, and 6.5% for 24 months. 
  • Comfort Plan: 5% of the monthly rent. 

Prices do not include VAT. 

What types of properties does Vivara work with?

Vivara manages all types of residential properties, including flats, apartments, chalets, single-family homes, storage units, and parking spaces. Our service is tailored both to individual landlords with a single property and to investors with multiple units who want to maximize profitability without directly managing each rental.

We also manage commercial properties such as offices and retail spaces. 

What types of rental contracts does Vivara manage?

Vivara manges long-term rental contracts (primary residence) and mid-term leases. Long-term rentals are intended for tents seeking a permanet redince and are governed by Spain's Urbam Lease Act (Ley de Arrendamientos Urbanos). Mid-term contracts, on the other hand, are designed for tenants who need housing for a specific period, such as work relocations or study stays, with a maximum duration agreed upon by both parties.

However, we do not manage vacation rentals or room rentals, as our focus is on providing stable and secure leasing solutions for landlords seeking hassle-free profitability,

What property management plans are available?

Vivara offers several management plans to suit each landlord’s needs:

  • Perfect Tenant Plan: Ensures a rigorous selection of the ideal tenant.
  • All-in-one Plan: Our most comprehensive option. It covers everything, including maintenance, repair, and issue management, plus rent guarantee insurance for unpaid rent, property damage, and legal expenses in case of eviction.
  • Guaranteed Rent Plan: Protects against non-payment, covers property damage, and provides legal support in eviction cases.
  • Comfort Plan: Manages the rental after the lease is signed, including maintenance and repairs.

Who is responsible for property repairs?

Repair management depends on the selected plan. With the All-in-one and Confort plans, Vivara handles all maintenance and repair issues throughout the lease, ensuring the property remains in top condition without the landlord’s involvement. We work with a trusted network of professionals to resolve any incidents quickly and efficiently.

Under the Basic Plan, Perfect Tenant Plan, and Guaranteed Rent Plan, the responsibility for repairs falls on the landlord, who must coordinate directly with the tenant.
