What does Vivara’s Rent Guarantee Insurance cover?

Vivara’s Rent Guarantee Insurance offers full protection in case of tenant non-payment. Depending on the plan selected, it can cover up to 24 months of unpaid rent, legal expenses related to eviction, and up to €3,000 in property damage caused by the tenant.

What happens if the tenant doesn’t pay the rent?

Under the Basic Plan, Perfect Tenant Plan, and Guaranteed Rent Plan, the responsibility for repairs falls on the landlord, who must coordinate directly with the tenant.

Does Vivara provide legal coverage in case of eviction?

Yes, with the Guaranteed Rent and All-in-one plans, full legal advice and coverage of all legal expenses related to eviction are included — ensuring the recovery of the property with minimal impact on the landlord.

Once a tenant is selected, we take care of the lease signing, security deposit management, and the transfer of utility contracts. With our advanced plans, we also guarantee rent collection and manage any issues that may arise throughout the duration of the lease.

How is the security deposit managed?

Vivara handles the deposit by submitting it to the relevant authority, in compliance with regional regulations. At the end of the lease, we inspect the condition of the property and manage the return of the deposit, ensuring that any damages caused by the tenant are properly deducted. This guarantees a transparent and secure process for both the landlord and the tenant.

How is the security deposit returned?

The security deposit is returned after a final inspection of the property. If the home is in good condition and there are no outstanding payments, we process a full refund to the tenant. In case of damage or unpaid rent, the corresponding amount is deducted before the return. This process is carried out transparently and in compliance with current regulations, safeguarding the rights of both the landlord and the tenant.

What happens when the rental contract ends?

When the rental contract ends, Vivara coordinates the entire move-out process to ensure a smooth transition. We conduct a final inspection of the property, manage the return of the security deposit, and make sure the home is ready for the next rental.

If the landlord wishes to rent the property again, we can immediately relist it to minimize vacancy time and ensure continuous occupancy

What happens if the tenant damages the property?

Under the Guaranteed Rent and All-in-one plans, the rent guarantee insurance covers up to €3,000 in damages caused by vandalism. At the end of the lease, we also carry out a property inspection to assess its condition and deduct any non-wear-and-tear damages from the security deposit.

In the Basic and Perfect Tenant plans, the landlord is responsible for handling any damage repairs directly with the tenan

How much does it cost to hire Vivara’s services?

Service costs vary by plan: 

  • Perfect Tenant Plan: One’s monthly rent. Financing available. 
  • All-in-one Plan: 8% of monthly rent (includes 12-month default insurance). 
  • Guaranteed Payment Plan: 5% for 12 months of coverage, 6% for 18 months, and 6.5% for 24 months. 
  • Comfort Plan: 5% of the monthly rent. 

Prices do not include VAT. 

Does Vivara cover legal expenses in case of eviction?

Yes, the Guaranteed Rent and All-in-one plans cover all legal costs related to the eviction process, including lawyer fees, court charges, and administrative procedures.

Does the Rent Guarantee Insurance have a waiting period?

No, coverage is immediate from the moment the insurance is activated, so in the event of non-payment, the landlord is protected from the very first month.

What if I need to carry out repairs on my property?

Repair management depends on the plan you’ve chosen. Under the All-in-one and Comfort plans, Vivara takes care of all necessary repairs through our maintenance team and trusted network of providers. We handle issues promptly to ensure the property remains in optimal condition, without requiring landlord involvement.

If you’re on the Basic or Perfect Tenant plan, repair management is the landlord’s responsibility—you’ll need to coordinate directly with the tenant or your own service providers.

What types of rental contracts does Vivara manage?

Vivara manges long-term rental contracts (primary residence) and mid-term leases. Long-term rentals are intended for tents seeking a permanet redince and are governed by Spain's Urbam Lease Act (Ley de Arrendamientos Urbanos). Mid-term contracts, on the other hand, are designed for tenants who need housing for a specific period, such as work relocations or study stays, with a maximum duration agreed upon by both parties.

What are the advantages of digital contract signing?

Digital contract signing offers speed, convenience, and security. It allows the lease agreement to be formalized without the need for physical meetings, streamlining the process while ensuring the contract’s legal validity.
