¿Qué es Vivara y qué servicios ofrece?
Vivara es una empresa especializada en la gestión integral de alquileres, ofreciendo un servicio completo para propietarios que buscan rentabilizar su vivienda sin preocuparse por la gestión. Nos encargamos de todo el proceso, desde la búsqueda y selección del inquilino, la firma del contrato y gestión de la fianza, hasta la cobertura ante impagos, asistencia en reparaciones y protección legal en caso de desahucio. Con distintos planes de servicio, garantizamos que cada propietario encuentre la solución que mejor se adapte a sus necesidades.
¿Cuánto cuesta contratar los servicios de Vivara?
El costo de los servicios de Vivara varía según el plan contratado.
- Plan Inquilino Perfecto tiene un coste equivalente a un mes de alquiler. Vivara ofrece la posibilidad de financiar este servicio.
- Plan Tranquilidad cuesta el 8 % del alquiler mensual si se contrata un seguro de impago por 12 meses.
- Plan Cobro Asegurado el coste varía según la duración del seguro de impago: i) 5% para 12 meses; ii) 6% para 18 meses; y iii) 6,5% para 24 meses.
- Plan Confort tiene un coste del 5 % del alquiler mensual.
Estos precios son sin IVA.
¿Qué significa “alquiler asegurado”?
El alquiler asegurado es una de las principales ventajas de los planes Cobro Asegurado y Tranquilidad. En caso de impago, Vivara garantiza el cobro del alquiler durante hasta 24 meses, evitando que el propietario sufra pérdidas económicas. Además, estos planes incluyen cobertura legal y gestión del proceso de desahucio si fuera necesario, asegurando la recuperación de la propiedad sin costes adicionales para el propietario.
¿Qué cubre el Seguro de Alquiler de Vivara?
El Seguro de Alquiler ofrece protección total en caso de impago del inquilino. Dependiendo del plan contratado, puede cubrir hasta 24 meses de rentas impagadas, gastos legales en caso de desahucio y hasta 3.000 € en daños a la propiedad causados por el inquilino.
¿Quién respalda el Seguro de Alquiler?
Nuestro Seguro de Alquiler está respaldado por Occident (Grupo Catalana Occidente), aseguradora sólida, fiable y regulada por la DGS, garantizando máxima seguridad y cumplimiento normativo.
¿El Seguro de Alquiler tiene período de carencia?
No, la cobertura es inmediata desde la activación del seguro, por lo que en caso de impago, el propietario está protegido desde el primer mes.
¿Qué sucede si el inquilino causa daños a la propiedad?
En los planes Cobro Asegurado y Tranquilidad, el seguro de impago cubre daños en la vivienda hasta 3.000 € en caso de actos vandálicos cometidos por el inquilino. Además, al finalizar el contrato, realizamos una inspección de la propiedad para evaluar el estado del inmueble y deducir de la fianza cualquier daño causado que no sea fruto del uso habitual de la vivienda.
En el Plan Básico e Inquilino Perfecto, el propietario debe gestionar directamente la reparación de los daños con el inquilino.
¿Cómo realiza Vivara la verificación de solvencia de los inquilinos?
Para garantizar la selección de inquilinos solventes, Vivara lleva a cabo un análisis exhaustivo de solvencia y antecedentes. Evaluamos la estabilidad laboral, ingresos mensuales, historial financiero y posibles antecedentes de morosidad de cada candidato.
En los planes avanzados, aplicamos filtros adicionales y aseguramos que el inquilino seleccionado cumpla con los requisitos para minimizar el riesgo de impago y garantizar la tranquilidad del propietario.
¿Vivara ofrece cobertura legal en caso de desahucio?
Sí, en los planes Cobro Asegurado y Tranquilidad, se incluye asesoría legal completa y cobertura de todos los gastos legales en caso de desahucio, asegurando la recuperación de la vivienda con el menor impacto posible para el propietario.
